Accessing Client Capital
AEW Europe offers proven real estate owners and operators access to a variety of capital sources whose objectives are consistent with a range of capital requirements. AEW Europe will consider a variety of investment proposals, including the acquisition of stabilised assets and portfolios, forward funding on forward purchases of development projects, re-development and recapitalising or restructuring corporate balance sheets. We acquire assets directly and invest via joint ventures and other negotiated equity or equity-oriented positions. We invest in all types of commercial property and the target investment area includes all the countries within Western Europe, although we are focused on Germany, France, Italy, Spain, Benelux, UK and Scandinavia. Our investment partners find AEW Europe to be a creative, flexible and dependable source of capital. Our proven track record of success in the investment marketplace reflects our ability to combine common sense with innovation in structuring transactions that meet the specialised requirements of those seeking capital while maximising investment value for our clients.
Core Capital
On behalf of its separate account clients, AEW Europe considers opportunities to acquire individual assets or asset portfolios, and to invest in private joint ventures with local, sizeable, experienced real estate operators to acquire, own, and operate properties that meet agreed-upon criteria relative to return, size, property type, market location and risk profile. Operating assets should ideally be fully stabilised or at near to stabilisation.
Core-Plus Capital
Curzon Capital Partners, LP, AEW Europe’s series of discretionary, pan-European "income and growth" real estate funds seek opportunities to acquire properties likely to experience significant growth in current return and value as the local real estate cycle gathers momentum, and to take advantage of restructuring or capital-constrained markets likely to create short or intermediate-term opportunities. Our "value-added" approach includes undertaking light refurbishment programmes and repositioning of assets. Investments can be structured as direct ownership or via joint ventures. We are focused on the office and logistics sectors, though will also consider the retail and/or residential sectors. The investment size is €10-€40 million in the logistics sector and €25-€120 million in the other sectors. The typical investment holding period is 5-10 years.
Value Added/Opportunistic Capital
On behalf of European Property Investors, LP (EPI), AEW Europe’s pan-European corporate outsourcing fund sponsored by AEW Europe, we seek opportunities focused on mid-sized, value-added sale and leaseback transactions. The preferred investment size is €100-€500 million and AEW Europe is seeking property transactions as opposed to financial engineering exercises, with liquid and re-lettable assets. The typical investment holding period is 2-8 years.
